    Can't I just get a lien waiver from ChatGPT?

    You can, but chatbots tend to reword legal text, and on a waiver the wording is what counts. Texas law says a waiver is “unenforceable unless it substantially complies with the applicable form.” Our forms use the statute's own words. A chatbot also starts from zero every month.
